What is a housing cooperative loan & how does it work?

A housing cooperative loan is the permanent financing a Swedish housing cooperative (bostadsrättsförening) uses for a new-build project, or when converting rental flats into cooperatively owned flats. The loan complements the members' capital contributions and is secured by mortgage deeds over the property.

Elva structures the loan around the cooperative's finances and purpose, and drives the process from application to disbursement.

When is a housing cooperative loan needed?

  • New-build housing in a housing cooperative
  • Conversion from rental flats to cooperatively owned flats
  • Larger renovation and maintenance projects (roof, façade, communal areas)
  • Energy efficiency measures, for example solar panels or improved insulation

Frequently asked questions about housing cooperative loans

What is required of the cooperative?

As security we take mortgage deeds over the property. We make an overall assessment, where a basic requirement is that the cooperative engages an external, professional property manager and that the board has the competence to run it. Financially, the cooperative's financial plan needs to show strong cash flow covering both interest costs and day-to-day operations.

When is the loan paid out?

A housing cooperative loan is paid out as soon as all agreed conditions are met and the necessary security has been registered. For straightforward property acquisitions, or when a conversion completes, the funds are disbursed on the completion date. Where the financing covers renovation or construction work, the money is normally drawn down in stages.

How quickly do we get an answer?

Once the application is submitted, indicative terms are issued within twelve hours.

What documentation does the cooperative need to send in?

The financial plan, the latest annual report and any maintenance plan. As soon as the documentation is in, we start our analysis.

How long is the term?

A housing cooperative loan is set up on a term of up to five years, with the option to extend at the end of the period.

What can a housing cooperative loan be used for?

Permanent financing for new-build cooperatively owned housing, financing for conversion from rental flats to cooperatively owned flats, and larger renovation and maintenance projects (for example roof and façade, or energy measures such as solar panels and improved insulation).
